The only UK inland distribution park with Trimodal connectivity

Overview & Vision

The former Kellingley Colliery site is being transformed in to Konect – a prime 141-acre rail-connected manufacturing and logistics scheme and the only UK inland distribution park offering Trimodal connectivity for business via road, rail and water. From the heart of Yorkshire, its strategic rail connection allows occupiers direct access to all major UK ports with links to Europe.

The North Yorkshire colliery, known as the ‘Big K’, had previously been in operation since the 1960’s before ceasing operation in 2015, marking the closure of the UK’s last deep mine.

Harworth took over the site in 2016, with Selby District Council granting outline planning permission in 2019 for the regeneration of the site into a major rail connected development – with rail freight terminal – and the extended ability to use the canal wharf, making Kellingley suitable to be the next prime inland distribution park. Once fully developed, the site will contribute up to £230m to the local economy and support around 3,700 jobs, whilst also allowing its occupiers to decarbonise freight by utilising cleaner modes of transport for distribution around the UK and Europe.

The site’s location offers road connectivity via the M62 J33/34 and the A1(M) J41. It is also connected to Network Rail’s main line with sidings accepting trains up to 640m in length and is within 3 miles of the Strategic Freight Network, connecting the site to the UK’s major ports with links to Europe. The canal wharf provides an Inland water frontage to the Aire & Calder Navigation connecting the site to the Humber and Liverpool Ports, and eventually the Leeds inland Port.

The consented masterplan for Konect comprises over 1.5m sq ft of logistics and manufacturing space with 16 commercial units ranging from 15,000 to 170,000 sq ft, in addition to a larger unit at 600,000 sq ft that can be extended to 1 Million sq ft. A 4,000 sq ft convenience unit will also be built on-site. A proposed Energy-from-Waste facility is also expected to generate 28MW of power providing heating and power opportunities for occupiers.

Development Progress

Demolition and clearance works were completed between 2016 and 2018 which included demolition of the site’s former industrial buildings and winding towers. Most of the site’s remaining coal fines have also been purchased by the region’s power stations and removed from site.

An anchor occupier currently exists on-site, with the Coalfield Regeneration Trust (CRT) currently in legals to develop a 39,000 sq ft scheme of small industrial units at the front of the site ranging from 3,000 to 4,000 sq ft. This deal was made possible after CRT secured European grant funding. CRT are expected to start development on-site in 2021.

Planning and detailed design is currently being undertaken by Harworth in preparation for the commencement of new infrastructure works into the site which will see the delivery of a new entrance and access road. These works are also expected to start in 2021.

Harworth are well positioned to respond quickly to any enquiries to prepare development plots or direct development on-site. Please contact the agents listed with any enquiries. Proposals for an intermodal freight terminal operator to serve the development are also available. Opportunities are also under review to create an on-site energy park to either create or store power on-site.
