Previously home to the former Alcan Rio Tinto smelter, Lynefield Park is a 254-acre rail-connected site situated near to the coastal transport corridor compromising the A189 and A19 in Northumberland.
SITE OVERVIEW & VISION
The former Alcan Rio Tinto Smelter closed in 2012 and three years later, in April 2015, we purchased the site with the vision of regenerating the land to bring forward a high-quality employment development through both the re-use of existing industrial units and creating a new masterplan that will deliver a further 1.3m sq ft of employment space.
The acquisition of the 320-acre site was driven by our assurance to Rio Tinto and the local community that our vision and strategy gave the best prospect of securing long-term sustainable employment on the site.
TRANSFORM, REGENERATE, REVITALISE
Rio Tinto decommissioned the site and removed plant and machinery prior to demolishing a number of buildings and cleaning the area to return its operating permit to the industry regulator, the Environment Agency. Following this, we then implemented our own demolition works to remove the remaining buildings and structures onsite that were not reusable including the Alcan Smelter chimneys.
Further operational work has since been carried out including the provision of new services to the site such as water and electricity.
An engineering operation to create additional development land will commence in 2018 and be phased over a four-year period.
With transformation works still ongoing to create the platform to develop and build new employment space, two of the commercial units that were retained and considered suitable for reuse have since been leased and occupied by Lynx Precast and H-Mix.
The 1.3 million sq ft of employment space has already been given outline consent, with design and build opportunities on a flexible basis available with immediate effect.

Lynefield Park is within a short commuting distance to a skilled workforce and in addition to the existing site occupiers, offers further potential for small or large-scale bespoke facilities to suit a range of occupier types.
