The building of new homes on the former Rossington colliery site – now known as Torne Park – forms a key part of a wider ‘Gateway to the Sheffield City region’ programme that is a game-changing proposition for Yorkshire’s economy.

SITE OVERVIEW & VISION

Built on the former Rossington colliery, the site is ideally positioned to meet a significant part of Doncaster’s future housing needs with the scheme playing a vital role in the continued regeneration of the area. The site is accessed via the transformative Great Yorkshire Way and is situated adjacent to the economically significant iPort which will deliver 6 million sq ft of employment space when fully built out and continues to create a significant number of logistics related jobs.

Our Torne Park development has outline planning permission for 1,200 new homes alongside a mix of commercial and community uses which includes a hotel, restaurant, fast food outlet, petrol filling station, community building and land for a new school.

TRANSFORM, REGENERATE, REVITALISE

Rossington village suffered from poor vehicle access and we therefore worked closely with Doncaster Council, Peel (the owner of Robin Hood Airport) and Verdion (the developer of iPort) to develop and promote FARRRS (now known as the Great Yorkshire Way), which directly links Junction 3 of the M18 to Robin Hood Airport.  FARRRS was critical to opening up employment and housing land to create new jobs and to meet the demand for new homes.

Following the grant of planning permission, we implemented an extensive earthworks strategy to create development plateaus and began the process of providing infrastructure to facilitate the sale of serviced development land parcels.

SITE PROGRESS

Since the opening of the Great Yorkshire Way in early 2016, the construction of new homes at Torne Park has accelerated and the scheme is becoming an increasingly established residential location.

Two residential phases have been sold and brought forward for residential development to date.  The first land sale was to Harron Homes who have built out a 70-unit scheme known as Heatherfields. The second land sale was to Taylor Wimpey who are currently on-site progressing their 96-unit scheme known as Holly Hill.

Further land sales are currently progressing to facilitate the construction of more new homes at Torne Park.

Land has also been sold to Lidl who will construct a convenience store which will diversify the scheme and enhance the attractiveness of Torne Park as a place to live.
