Harworth is bringing forward multiple parcels of land for residential development and various complementary commercial uses in a strategically located and increasingly established suburb of Castleford.
The Flass Lane site, now known as Micklefields, is a previously undeveloped site that had been used for agricultural purposes.
In November 2015, we secured planning permission from Wakefield Council to create a scheme of 560 new homes, a family pub and an element of employment space. This vision was strategically planned to complement the suburban location and the needs of the local area.
TRANSFORM, REGENRATE, REVITALISE
Following the grant of planning permission, we implemented an earthworks strategy to create development plateaus and began the process of providing infrastructure to facilitate the sale of serviced development land parcels.
We also took responsibility for the provision of a new site access, the creation of a bespoke entrance feature, bringing utilities to the site and forming a site-wide sustainable urban drainage system pond.
In early 2017, we sold the first parcel of land, referred to as R1, to Keepmoat Homes where they are currently on-site building 157 three and four-bedroom homes. The Keepmoat scheme, known as Aurora, is progressing well from a construction and sales perspective.
In late 2017, we began the process of marketing for sale the next parcels of residential land, referred to as R2, R3 and R5. Following high levels of interest from national and regional housebuilders, a preferred purchaser was selected in Q2 2018 to deliver approximately 250 new homes, including a proportion of affordable housing, over the next few years.
With the increasing interest from housebuilders, the vision has since been developed to further enhance the residential elements of the scheme and the sense of community by incorporating a mix of compatible and complementary commercial uses that will not only be of benefit to the residents of Micklefields but also to those that live in the immediate area.
To help unlock all parts of the Micklefields scheme and enhance the site’s local connectivity whilst reducing congestion in the immediate area, we will be dedicating land to Wakefield Council to facilitate the construction of a link road which will connect Premier Way with Whistler Drive. Wakefield Council aims to commence construction of the link road in late 2018 and complete and open the road in late 2019.
OPPORTUNITIES & ENQUIRIES
Due to strong levels of demand from housebuilders for land at Micklefields, we intend to accelerate the delivery of the commercial land parcels by preparing the plots for sale and taking the opportunities to the market sooner than originally anticipated, with the process expected to begin in summer 2018.
