Strategic rail freight terminal site

Gascoigne Interchange

Overview

Located in Selby, adjacent to the Sherburn Enterprise Park, Gascoigne Interchange offers one of the most strategic rail sites in the region allowing future occupiers to utilise the existing main line rail connection for a wide variety of rail related uses and enjoy the benefits of low carbon freight movement.

The former colliery site’s existing rail connection, through the Gascoigne Interchange, is able to accommodate sidings up to 600m of trailing main line connection on the Northern plot, with the Southern plot able to accommodate a large multi-user railhead with multiple 775m length sidings and handling areas.

Up to 2 million sq ft of rail-linked industrial & logistics space is planned for the site and once fully built out, has the potential to deliver £299m in GVA uplift and create up to 4,500 FTE jobs.

The site also benefits from close proximity to the A1(M) and the M62. Current nearby occupiers include Debenhams, Kingspan, Eddie Stobart, Legal and General and Sainsbury’s.

Development Progress

In 2021, Network Rail began using part of the site as a logistics hub to support the Transpennine Route Upgrade Project.

In December 2021, Harworth submitted planning proposals to the Council for the development of up to 2 million sq ft of rail-linked industrial & logistics space with determination expected by Summer 2022. Infrastructure and development works are also expected to commence this year.
