We have also transformed the former Rockingham Colliery into Gateway 36 – Phase 1: a new, high quality mixed-use development adjacent to Junction 36 of the M1 with direct frontage onto the Dearne Valley Parkway in Barnsley.
Following the completion of site remediation and infrastructure works, we secured planning consent for Gateway 36: Phase 1 in March 2015, comprising approximately 198,000 sq. ft of commercial space. A detailed consent was then immediately secured for 65,323 sq. ft across three units aimed at small and medium-sized businesses in Yorkshire.
With Barnsley Council taking a pre-let on this space, we directly built three separate commercial units of 30,188 sq. ft, 22,002 sq.ft and 13,133 sq. ft that practically completed in January 2016. This set the tone for the entire development, leading to our decision to directly develop a new high-quality 75,277 sq. ft unit, HELIX, that was practically completed in September 2016 and has subsequently been let to Motor Depot. Also developed during the last two years were a Greene King pub and new units for KFC, Dunkin’ Donuts and Taco Bell, thus establishing Gateway 36 as a key commercial location.
The success of Phase 1 also underpins our desire to bring forward development in phases 2 and 3 – a further 100 acres that could accommodate up to 1.1m sq. ft of commercial development, subject to planning.
