Overview & Vision

Harworth are bringing forward over 2,000 homes in a National Forest setting, together with other uses including a primary school, local centre and new public open space with footpaths and cycleways.

Acting as lead developer and in partnership with Bloor Homes, Davidsons Group and SECP Ltd, outline planning permission was obtained by Harworth in 2016 for the delivery of 2,016 homes on the 440-acre Leicestershire site in South-East Coalville. 

The development is subject to a detailed Design Code, inspired by the area’s National Forest surroundings. This Design Code was worked up with local stakeholders including North West Leicestershire Council.

South East Coalville comprises of two main regions: Hugglescote Grange and Swinfen Vale. Hugglescote Grange sits within the Parish of Hugglescote & Donington le Heath and is located on the northern side of the development between Grange Road and the River Sence. It is named after the surrounding villages and historical farming uses in the area.

Swinfen Vale is within the Parish of Ellistown and Battleflat and forms the southern side of the development between the River Sence and Beverridge Lane, bounded by the rail line along the eastern edge and the former railway embankment to the west. Swinfen Vale is named after the historic settlement and its setting in the River Sence valley.

Development Progress

Phase 1 of the development began in Q1 2020 with land being prepared for the delivery of the first 350-480 homes at Hugglescote Grange. Between June 2020 and December 2021, engineered land was sold to Redrow Homes, Bellway Homes and Morris Homes for the construction of the first c.500 family homes with these works currently on-site and the first residents starting to move in on-site at the end of 2021.

A new access roundabout off Grange Road has been completed in addition to the internal roads and services unlocking the land for residential development.

Approval has also been given to install landscaping alongside the southern and eastern sides of Hugglescote Grange including the construction of two play areas and completion of the permanent public right of way route. The first phases of these works have commenced and are due to complete by the end of 2022.

Earthworks, infrastructure works and landscaping have also commenced on Phase 2 of the site at Swinfen Vale, which comprises the land north of Beveridge Lane and south of the River Sence. The first residential phase of Swinfen Vale was sold to Bellway Homes in November 2021 for the delivery of 189 new homes.
