Gateway 45

Overview & Vision

Gateway 45 Leeds is the largest logistics and manufacturing scheme in the Leeds City region and will address the long-standing shortage of commercial units in the area.

The site is adjacent to Junction 45 of the M1 and is viewed as a major logistics and industrial development site that extends to 166 acres which has outline planning consent for 2.64m sq ft of commercial space. Gateway 45 also sits adjacent to Skelton Grange – the 162-acre former power station that was purchased by Harworth in November 2014 which also benefits from an employment consent.

Harworth are working with Evans Property Group as Joint Venture Partner within Aire Valley Land LLP to deliver a commercial scheme of National significance, building on the previous success delivered at Logistics North in Bolton and the Advanced Manufacturing Park in Rotherham. In addition to space for major logistics and industrial units, the site will also provide space for a Park & Ride facility for Leeds City Centre and roadside uses including car showrooms and a Petrol Filling Station. The site also benefits from Central Government Enterprise Zone status, offering a range of incentives to occupiers.

Development Progress

A £7.5m infrastructure and ground works programme for the entire site, facilitating build-to-suit plots for buildings from 8,000 sq ft up to 515,500 sq ft is now complete. The 2.64m sq ft of planning consent will therefore begin with the development of units B1, B2 and B8, directly adjacent to the motorway Junction.

In April 2019, the joint venture sold 10-acres of the site’s ‘North plot’ to the University of Leeds to build a major research facility that will be home to the University’s Institute for High Speed Rail and System Integration, creating a thriving hub for future engineers.

During the same month, a further sale of 43-acres of commercial development land was sold to PLP, in one of the largest commercial transactions in the UK at the time. PLP will be working with Harworth and Evans Property Group to begin the earthworks and infrastructure for developing 850,000 sq ft of industrial and distribution space across four units, with work expected to start in Summer 2020 subject to a successful submission of a reserved matters planning application to Leeds City Council in 2019.
