Harworth Secures Further Planning Success in Derbyshire

Harworth Group plc, a leading regenerator of land and property for development and investment, has received a resolution to grant planning consent for 300 new homes and employment uses on brownfield land in Derbyshire as it continues to bring forward land for people to live and work.

South Derbyshire District Council granted consent for up to 300 homes, a local centre, over 150,000 sq. ft of employment space for a range of uses and new areas of public open space and landscaping on the 53-acre former coal and clay workings site in Woodville. The site is owned by Beepart Ltd, with Harworth promoting the site on its behalf through a Planning Promotion Agreement (PPA). Pegasus Group provided planning advice on the application.

The site has been unlocked through the proposed development of the Woodville Regeneration Route which runs through the development. This route – to be delivered by Derbyshire County Council and its Partners – has planning permission and will also provide better access to Swadlincote and traffic relief in Woodville, in particular at the A511/A514 ‘Clock Island’ junction when it is completed. Work on this road is proposed to begin later this year.

Harworth will now be responsible for undertaking the site’s remediation and restoration works, using its specialist remediation and infrastructure skills to engineer land prior to the sale of serviced plots to housebuilders and commercial operators.

The Woodville site is the second major site Harworth has worked on in South Derbyshire. In nearby Swadlincote, Harworth is delivering Cadley Park – a 200-acre development of the former Cadley Hill Colliery. Taylor Wimpey and Avant Homes are delivering a combined 530 homes following their purchase of engineered land from Harworth, whilst the wider development includes a 9-hole golf course, a 9-hole family golf course, a driving range and a 50-acre Country Park that will deliver a range of new footpaths and cycleways to the public.

“This is another excellent result for the business, bringing a future to another key East Midlands brownfield site. Our focus now is on working with both Derbyshire County Council and South Derbyshire District Council to bring the first phases of the site to the market as soon as possible, delivering the economic benefits that we promised within the application.”

Peter Henry, Regional Director – Yorkshire & Central, Harworth Group plc

“We listened long and hard to local residents views when we consulted on the Woodville site in Summer 2019 and we have managed to design a development that fits their wishes – a site with a strong identity and sense of place whilst at the same time properly integrating with the existing community.”

Joanne Neville, Planning Manager, Harworth Group plc

“I am delighted that planning permission has been granted for this major regeneration development. The proposals raised complex planning issues and it was a great team effort to successfully secure a planning permission.”
