New development located in the National Forest

Overview & Vision

Set within the National Forest, Cadley Park is a development comprising of 600 new homes, country park, two 9-hole golf courses, a driving range and complimentary commercial/leisure development that includes a family pub.

The site, extending to approximately 200-acres and formerly known as Cadley Hill Colliery, closed in 1988 marking the end of deep coal mining in South Derbyshire. An open cast surface extraction continued thereafter until ceasing in 1997.

This site has has been masterplanned for the development of up to 600 new homes, a 9-hole golf course, a 9-hole family golf course, a driving range and a country park. A complimentary commercial/leisure development at the main entrance of the site has also been proposed to include a family pub, adventure golf course and a golf retail store.

Development Progress

Regeneration of the site is now well progressed. In early 2018, the first residential land parcel was sold to Taylor Wimpey, comprising 11-acres to build 132 new homes. In May 2019, in collaboration with South Derbyshire District Council, a serviced residential land parcel was sold to Avant Homes, comprising 26-acres of land to build 400 two-, three-, four- and five-bedroom homes, representing Harworth’s largest plot sale to date by number of residential units. Terms are now agreed for the next residential land sale due to complete 2020 and comprising 5 acres of land to build 68 new homes.

With a driving range in operation since 2016, and subsequently leased to N1 Golf, the site officially opened its nine-hole golf course and nine-hole family course (including foot golf) to the public in August 2018.

Extensive works to create a 50-acre country park are nearing completion, with a number of purpose-built footpaths and cycleways soon to be open to the public.
