Harworth Group plc, a leading regenerator of land and property for development and investment, is pleased to announce that it has secured outline planning permission from Bolton Council for the development of up to 132 new homes at its site in Little Lever, Bolton.
The 15-acre site lies adjacent to Stopes Road, less than a kilometre from Little Lever town centre, and close to a large residential area to the south. Prior to its acquisition by Harworth in 2020, the site had been occupied by Tarmac and used for the manufacture and storage of concrete blocks. Harworth has since removed the majority of the manufacturing infrastructure and machinery from the site, in preparation for the first phase of development.
The masterplan for the site will deliver up to 132 new homes, comprising a mix of housing types to meet the needs of the local community, as well as improvements to road infrastructure and access. To the north of the development, a large public open space will be provided, linked to the existing footpath network, and landscaped to encourage recreational use by local residents. Alongside this, a village green will be developed at the site entrance to create a welcoming space, and improvements will be made to existing treelines to the south and west of the site to attract wildlife and further enhance biodiversity.
Harworth now intends to finalise site preparation works, with construction expected to commence in the first half of 2022.
Astle Planning, Satplan and Design in Chester assisted Harworth with the planning application.
“Our plans for the Little Lever site will transform this former Tarmac concrete plant into a thriving new community, bringing additional housing, jobs and investment to the local area. The development will provide residents with extensive green space and landscaping features to enhance biodiversity, alongside improvements to road and footpath access. We look forward to working with local stakeholders to bring these exciting plans forward.”
