Harworth to deliver last-mile parcel and postal distribution facility for a logistics operator at Gateway 36, Barnsley

20-year letting at Gateway 36 highlights the site’s excellent transport connectivity

Harworth Group plc, a leading regenerator of land and property for sustainable development and investment, is pleased to announce that it has signed an agreement with a logistics operator under which Harworth will develop a 30,700 sq ft facility at Gateway 36, Barnsley and lease it to the occupier on a 20-year term.

The new facility will be constructed to Harworth’s proprietary building specification, targeting a BREEAM ‘Excellent’ certification and an EPC rating of A, and will incorporate rooftop solar PV panels, LED lighting and EV charging points. Subject to reserved matters planning approval, construction of the facility will commence shortly, with completion expected towards the end of 2027.

Upon completion, the building will be added to Harworth’s Investment Portfolio, a predominantly Grade A portfolio from which the Group receives a recurring rental income. In December 2025, this portfolio was valued at £305 million, with an annual rent roll of £18.3 million.

Gateway 36 is strategically located adjacent to Junction 36 of the M1. It has benefited from significant infrastructure funding from South Yorkshire Mayoral Combined Authority and is part of the UK Government’s South Yorkshire Investment Zone. Occupiers also have the potential to benefit from financial and business support from Enterprising Barnsley. This unit will form the next part of Phase 2 of the development, which has already seen the delivery of 110,000 sq ft of space, comprising distribution facilities for three occupiers: retailer Dunelm, fashion brand Lucy & Yak and home improvement specialist BOXT.

The remaining units of Phase 2 are available to occupiers on a build-to-suit basis, and Harworth has received strong occupier interest to date. The two largest remaining parcels at the site, Units 4 and 7, have reserved matters planning consent for 132,000 sq ft and 155,000 sq ft developments respectively.
