New Homes at Riverdale Park

Harworth Sells Further Plot at Major Mixed-Use Development in Doncaster

Harworth Group plc, a leading regenerator of land and property for development and investment, has sold 0.6 acres of land at its Riverdale Park development in Doncaster to Erindale Ltd (“Erindale”) for the construction of a new Burger King drive-thru unit.

Harworth has provided Erindale with a fully serviced ready to build on development plot adjacent to the A630 that connects Riverdale Park to Doncaster town centre. Erindale will construct a c. 2,800 sq. ft unit, which it plans to practically complete in Spring 2021. Knight Frank and Eversheds advised Harworth whilst WSB and Gowling WLG represented Erindale.

This milestone follows the completion of a 1,800 sq. ft drive-thru by Harworth at Riverdale Park in late October, which is let to Costa Coffee Costa on a 15 year lease.

Riverdale Park is the long-term regeneration of the former McCormack Tractor factory site just over a mile from Doncaster town centre. Harworth purchased the 112-acre former industrial site in December 2015 and later secured outline planning consent to deliver a mixed-use scheme at Riverdale Park, comprising 600 new homes and 200,000 sq. ft of commercial space, which is expected to be built out by 2026.

Significant progress on-site has been made in 2020. Barratt Homes, which purchase phase one of the residential land totalling 11.4 acres, has built around 50 new homes, with a total of 191 homes expected to be delivered over the next 18 months. Taylor Wimpey has also begun the construction of its 145-unit Wheatley Hall Mews development, the site’s second phase of residential development. As part of its ongoing placemaking work at Riverdale Park, Harworth has also continued to invest in new infrastructure, including the construction of new estate roads, services and the site’s principal Sustainable Urban Drainage System (SuDS).

“We are making excellent progress at Riverdale Park. The development will deliver the long-term regeneration of the site that we promised local stakeholders when we bought it in December 2015. We are also pleased to be adding Erindale to our list of occupiers and I look forward to welcoming others onto the site in 2021.”

Peter Henry, Regional Director – Yorkshire & Central, Harworth Group plc

“This deal shows the continued popularity of the serviced land that we provide to commercial occupiers and Erindale have been a pleasure to work with. We will continue to work closely with them as they build their unit so that it can trade as soon as possible.”
