The regeneration of the former McCormick Tractor site in to a mixed-use major development will create a range of opportunities for residential, retail and employment alongside the riverbank and Wheatley Hall Road.


As part of our desire to refill our strategic landbank with new sites, we purchased the former McCormick Tractors site at Wheatley Hall Road in Doncaster in December 2015. Since the 112-acre brownfield site acquisition, we have begun to transform the site in to a major mixed-use development with consent secured for a mix of residential, employment, retail and leisure uses.


The site benefits from prime road frontage along Wheatley Hall Road and river frontage to the rear. A masterplan was created which capitalises on these attributes and assets, resulting in a proposed scheme that focusses the retail and roadside uses along the Wheatley Hall Road frontage and the residential uses along the river frontage.


We have demolished all of the buildings and structures that remained on site and has now implemented an extensive remediation and earthworks programme to create engineered development platforms. By installing utilities, drainage and infrastructure we are creating serviced development parcels.

The first parcel of land sold for commercial development was purchased by Arnold Clark who will construct a 30,000 sq.ft purpose-built car showroom.

We are currently negotiating the sale of the first parcel of residential land to a major housebuilder and we hope to complete the sale in 2018.


Further parcels of land identified in the masterplan for residential development will be marketed for sale as the wider scheme progresses. Commercial plots are available for employment, trade, roadside, retail and community uses on either a freehold land sale or leasehold design and build basis and can accommodate units of up to 135,000 sq.ft.
