Overview & Vision

Simpson Park has the potential to accommodate up to 1,600 new homes, a new school and a family pub with the support of a being a designated housing zone.

Simpson Park is named after Tom Simpson – a famous world champion cyclist that lived in the area who sadly died on the ascent of Mont Ventoux during the 1967 Tour de France. It is developed on the former Harworth colliery site where mining operations have been active for over 80 years. The colliery was mothballed in 2006 before it was abandoned several years later and eventually demolished in 2016.

As part of the area’s wider plans, outline planning permission was granted in 2011 for a mix of residential, retail and employment uses to include up to 1,600 new homes, a primary school, family pub, link road, open space and significant green infrastructure: assisting in the ongoing regeneration of Harworth and Bircotes.

The site is a key regeneration priority and its redevelopment is strongly supported by the Council and local stakeholders. The proposal will unlock the regeneration of a major brownfield site and diversify the local housing offer in line with known demand.

Development Progress

In 2013 Harworth sold its first serviced land parcel to Jones Homes to build 118 three- and four-bedroom homes over a 3-year period. In the Autumn of 2018, Jones Homes returned to Simpson Park alongside Kier Living, where together they will build 71 and 125 homes respectively on two separate land parcels at the Scrooby Road entrance. 

Construction of an Asda store on site has also completed and has been open for business since 2016, providing valuable facilities to the local area.

There has been no interest in employment uses (phase 3) with a major employment land allocation –  South Harworth – perceived as a more suitable location.  Therefore, a new outline planning application for residential units is to be submitted for the balance of the site and to regularise the existing permission.
