Overview & Vision

Harworth’s success as a regeneration company has been founded on the quality of its flagship development – Waverley – by transforming the former Orgreave coal mining site into Yorkshire’s largest ever mixed-use development that also includes the iconic Advanced Manufacturing Park.

Located just 2-minutes from Junction 33 of the M1 and at the heart of the Sheffield City Region, Harworth are continuing to transform the 740-acre site in to a new sustainable development that will comprise up to 3,890 homes, shops, restaurants, a primary school, and leisure and community facilities including parks and 310-acres of green open space. Following closure of the mining site in 1990, permission to remediate and restore the land was granted in 1995. The transformation of the site has been extremely challenging, taking a decade to remove all the coal from the site with full remediation completed six years later in 2011 – the same year that Harworth received outline planning permission to build out the development.

Harworth, as the master developer for Waverley, are the custodian of the vision and masterplan and deliver all key infrastructure to provide serviced land parcels for housebuilders. Harworth also works with its development partners to take a leading role in the establishment of wider community facilities.

Harworth’s vision for Waverley is to provide a sustainable, mixed-use development that is expected to contribute £1 billion to the local economy as it is built out over the next 10 years.

Development Progress

Following occupation of the first home during Christmas 2012, there are now over 1,000 families living at Waverley. A range of quality homes has been built by Avant, Taylor Wimpey, Barratt Homes and Harron Homes. Sky-House – a modern re-imagining of Victorian ‘back-to-back’ terraced homes with sky gardens – are also building 44 uniquely designed homes. The current phase of c.500 new homes is currently under construction with a further phase for the delivery of c.300 units released in Summer 2020.

The site is currently expanding at a rate of around 150 homes per year with strong sales reported by all housebuilders, reflecting the popularity of the site and the speed at which Harworth has made land available. This has created the birth of a new community and once fully built out over the next 10 years, will see a bustling population of around 9,000 people living in a green and attractive lakeside development.

As part of the wider masterplan, Harworth also recently delivered a new primary school in partnership with Rotherham Borough Council, which opened for its first term in Autumn 2020.
