Yorkshire’s largest ever brownfield mixed-use development

Waverley

Overview & Vision

Harworth’s success as a regeneration company has been founded on the quality of its flagship development – Waverley – by transforming the former Orgreave coal mining site into Yorkshire’s largest ever mixed-use development that also includes the iconic Advanced Manufacturing Park.

Located just 2-minutes from Junction 33 of the M1 and at the heart of the Sheffield City Region, Harworth are continuing to transform the 740-acre site in to a new sustainable development that will comprise up to 3,890 homes, shops, restaurants, a primary school, and leisure and community facilities including parks and 310-acres of green open space. The neighbouring Advanced Manufacturing Park (AMP) will also deliver 1.5m sq ft of commercial space once fully built out – visit the link above for more details.

Following closure of the mining site in 1990, permission to remediate and restore the land was granted in 1995. The transformation of the site has been extremely challenging, taking a decade to remove all the coal from the site with full remediation completed six years later in 2011 – the same year that Harworth received outline planning permission to build out the development. Since then, progress on site has been remarkably swift with 850 homes already built and occupied.

Development Progress

Between 2012 and 2016, Taylor Wimpey, Harron Homes and Barratt Homes were the first housebuilders on site to deliver the first 500 homes. In 2017, Avant became the fourth housebuilder purchasing two plots of land to build 220 and 61 homes. In the same year, Taylor Wimpey also purchased land to increase their presence further with 130 new homes with land also sold to Sky House Company (Waverley) Limited (“Sky House”) for the build of 40 two-bedroom units and four four-bedroom family homes. It will be employing its unique Sky-House concept – a re-imagining of Victorian ‘back-to-back’ terraced homes for modern day living.

In June 2019 Harworth sold the latest residential phase – known as ‘Delta’ – to Barratt Homes to build 177 new homes – the first sale to be made on the east side of the development. The sale of this land was made possible by the extension of the Highfield Lane spine road, which is now fully complete and unlocks the site for future residential phases.

The site is currently expanding at a rate of around 150 homes per year with strong sales reported by all housebuilders, reflecting the popularity of the site and the speed at which Harworth has made land available. This has created the birth of a new community and once fully built out over the next 10 years, will see a bustling population of around 9,000 people living in a green and attractive lakeside development. Including the AMP, the Waverley scheme is also expected to contribute over £1bn to the local economy.

Opportunities & Enquiries

The development of the new local centre is expected to start on site at the end of 2019 after a £7m grant from Sheffield City Region was secured earlier in the year. This will be delivered by Dransfield and will produce a range of commercial, leisure and retail opportunities in due course.

Harworth are also currently preparing the next phase of housing development for the build of approximately 200 homes. It is expected that this will be marketed towards the end of 2019. Please contact the development manger, Duncan Armstrong-Payne, listed above for more details.
