Harworth Group plc, a leading regenerator of land and property for development and investment, has submitted an outline planning application to Doncaster Council to deliver a significant new employment hub at Bradholme Farm in Thorne, Doncaster.
The application, which has been submitted in partnership with Mr Paul Gilliat, would deliver 2.9 million sq ft of employment space at Bradholme Farm, a 257 acre site adjacent to Thorne. The proposals will contribute significantly to the regeneration of Thorne, creating up to 4,500 new jobs and providing around £252 million of GVA per annum.
The development plans are split into two employments zones to the north and south of the site, which are set around a large central landscaped area incorporating ponds, with footpaths and cycle routes linking the scheme to Thorne and nearby Thorne South railway station.
The proposed layout allows for a range of employment uses; the northern zone, which is adjacent to Thorne, would offer smaller employment units ranging from 10,000 sq ft to 170,000 sq ft, whilst the southern section has been designed to provide larger warehouse units spanning from 160,000 sq ft to 775,000 sq ft. The site is situated within close proximity to the M18 and M180 and its prime location is expected to attract businesses investment to this part of Doncaster.
In preparation, Harworth has conducted extensive due diligence and has sought to address all technical issues in its application, such as transport, flood risk and ecology. The application is also accompanied by an Environmental Impact Assessment, which includes an assessment of the socio-economic benefits that the development can deliver to Thorne and the wider Doncaster area.

We have also ensured that our application addresses the planning issues raised by the Planning Inspector at the recent Local Plan Examination.
